  Q) Who owns the properties sold by Living Best Land?

A) Unless otherwise stated, all properties are owned by Living Best Land. 

 

  Q) Should I visit the property before buying?

A) YES, we strongly encourage that you inspect the property before buying.  You should also check with the county on the zoning and approved uses of the property.  Particularly, the County Planning and Zoning Department will also be able to tell you about the current and future development plans for the area.  While we do our best to tell you everything we know about each property, nothing replaces the value of doing your own research and due diligence.

 

  Q) Are the mineral rights guaranteed for the properties?

A) We make no guarantees of mineral rights or lack thereof.  

 

  Q) What GUARANTEES do you offer?

A) We guarantee the property is free and clear of any governmental or private liens or encumbrances other than recurring assessments or bonds.  Basically we guarantee that at the point of ownership transfer, the property is free and clear and has a marketable title. 

 

  Q) Can I back out of a sale?

A) No, all sales are final! If you choose to back out before all closing documents are signed you will lose your earnest money deposit and the property will be placed back on the market.

 

  Q) Do you offer seller financing?

A) Yes, we do offer seller financing on each property at 12% interest for 5 years.

 

  Q) Can I make a larger down payment.

A) Absolutely. A larger down payment will reduce your monthly payments.

 

  Q) How do I qualify for financing?

A) No, you do not need to qualify for financing.  We see it as our mission to make property ownership affordable for as many people as possible.

 

  Q) Is there a penalty for paying off a property early?

A) Absolutely not, just give us a call and we will give you the payoff amount.

 

  Q) How can I make sure I am the only one purchasing this property?

A) Once you have placed your earnest deposit, you are locked in to purchase the property. 

 

  Q) Can I purchase more than one property?

A) Yes, you may buy as many as you like. 

 

  Q) How long does it take to purchase a property?

A) Once we have a signed contract and sent to title the closing process usually takes 2-3 weeks. 

 

  Q) Do you sell my information?

A) No, we do not sell your information. It is used to keep you up to date on properties for sale and also to log in to view your saved properties.

 

  Q) Do I pay you directly?

A) No, all payments will be made through a local title company via wire transfer from your bank.
